Guam Beachfront Residences - At First Glance, It Looks Great. Beware!

Having spent four years living in this apartment setting, I would not recommend it to anyone. It is a nice building in a lovely location but very poorly maintained and managed. There are so many rules and regulations that are not made transparent upfront. Residents are not allowed to bring guests to the swimming pool, which also happens to be closed most holidays and 52 days a year. Management tries to regulate who residents can bring into the property, yet they let known felons reside because of their orientation with other management members. Recent onsite management has changed and residents are under constant threat and scrutiny. Management often will enter residences without authorization or warning. In or four years we know our apartment was entered, without permission, dozens of times. Maintenance is a whole other story. The building is literally being duct taped together. There is a ton of black mold and the remedy is to just paint over it. There is water damage everywhere in the building and it was a regular occurrence for us to have water pouring into our unit from upstairs. The rent has recently increased more than 10% and yet there is nothing being upgraded. Appliances are 15-20 years old and do not work. We’ve gone weeks with no air conditioning. Ultimately, with proper management, there is a lot of potential for this property but under the current management, it is a disaster. The rules change monthly and are often unreasonable. We had two parking spaces that came with our unit, yet we weren’t allowed to let our guests park in our designated spots. They have recently banned residents from having jet skis on site. Access to the beach is made difficult with a broken gate. The building advertises 24 hour security, yet the guards are often asleep during the overnight hours.
